July 2016 – Real estate update
This is the overall 30a real estate market update. Home, condo and land sales in our entire market have still been very strong. The sale price (list price) ratio to sold price is ranging anywhere between 86% – 101%. I understand that is a very big range. The reason is that vacant lots very many times will be more negotiable than single-family homes or condos. The 86% of list price is from vacant land and lots sold in Destin. On the other end of the spectrum, Point Washington single-family homes had 101% of the list price being offered. This is because many of the home sold in point Washington worked at Audubon Point and our new construction DR Horton homes. DR Horton typically does not negotiate off the list price and if someone purchases upgrades then the sale price may be higher than the original list price. Single-family homes from Destin to 30a had a percentage of list price to sold price ranging between 93% – 101%. Condos in the same area had a percentage of list price to sold price ranging between 87% – 95%.

June 2016 – Real estate update
Residential single-family homes sales in our entire market have been very strong. In most neighborhoods and communities we are in no doubt in a sellers market. The sale price (list price) ratio to sold price is ranging anywhere between 94% – 98%. What this means is that sellers are sticking to the price they are listing their homes. We are finding that lowball offers are being rejected and not even counter. The small amount of distressed properties like foreclosures are almost always selling for above list price with multiple offers.
